Do this now

  1. Shut off the main water valve. In most Southern California homes it sits in a box near the street or on an outside wall facing the front.
  2. If water is near outlets, cords or the panel, turn off power to those rooms at the breaker before you step in.
  3. Take photos and a slow video of every wet room before you move anything. Your adjuster will want to see it as it was.
  4. Lift furniture legs onto foil or wood blocks and move rugs, papers and electronics to a dry room.
  5. Wipe standing water off wood furniture and open cabinet doors so air can reach inside.

Please do not

  • Use a household vacuum on water. It is a shock risk and it will ruin the vacuum.
  • Turn on ceiling fans or lights in a room with a wet ceiling.
  • Throw away damaged items before they are photographed and listed for the claim.
  • Wait until Monday. Wet drywall and carpet pad start to break down within a day.

02Flood cleanup

When an atmospheric river parks over the coast, storm drains back up and water comes in under doors, through garages and into lower levels. Floodwater from outside is never clean. It carries soil, oil and sewage, so it is treated as contaminated from the start. 03Fire damage restoration

07Understructure and crawl space

Older homes across Los Angeles and the San Diego hills sit on raised foundations with crawl spaces that nobody visits. How fast can you get to my property?

Will my homeowners insurance cover this?

Sudden and accidental damage, such as a burst supply line, a failed water heater or a fire, is covered by most California policies. Gradual leaks, flooding from outside and long term mold often are not. We read the situation with you on site and help you open the claim with the right facts, so you are not guessing when you call your carrier.

Do I have to use the company my insurance recommends?

No. In California you choose who repairs your property. Your carrier can suggest a vendor, but the decision is yours, and it does not change what your policy covers.

Is it safe to stay in my home during the work?

For clean water losses most families stay home while the drying equipment runs. For sewage, heavy smoke, active mold removal or biohazard work we usually recommend staying elsewhere for part of the job, and we tell you exactly which rooms and for how long. Many policies pay for a hotel while that happens.

How long does drying take?

Most rooms reach dry standard in three to five days. Dense materials like hardwood, plaster and concrete slabs can take longer. We take readings every day and share them with you, so you can see the progress instead of guessing.

Why is there so much equipment, and is it loud?

Drying is physics. Air movers push moisture out of materials and dehumidifiers pull it out of the air. The number of units is calculated from the size of the room and how wet it is. They hum steadily, like a loud fan. We place them to keep hallways and bedrooms usable wherever we can.

Do you handle commercial properties?

Yes. We work with apartment owners, HOAs, offices, restaurants and retail spaces, and we can set up a priority response agreement so your buildings go to the front of the line when something happens.

What does understructure service mean?

It is everything below your finished floor: crawl spaces, subfloors, joists, sill plates and slab foundations. Water and mold hide there because nobody looks, so we inspect, dry, treat and repair it.

Can you rebuild after the cleanup?

Yes. The same team that removes damaged materials puts back drywall, flooring, cabinets, paint and trim, so you are not hiring and coordinating a second contractor.
